Here are some key steps to achieving a successful tenancy:

The Lettings Process

Step 1 Precise valuation
We carry out hundreds of professional valuations every month; this gives us wide knowledge of property values in your area. This is why we regularly achieve the asking price on all our client’s properties. Call us on 0207 352 5833 or complete the rental valuation request form.

Step 2 Choosing an agent
When choosing a letting agent consider their opening hours, when they will be available to conduct viewings and what kind of marketing your property will receive. These are crucial points to obtaining the maximum price for your property.

Step 3 Maximum exposure
Instruct Prime Property to market your property and benefit from our unrivalled, comprehensive marketing package. Our team of marketing specialists will arrange to visit you and collect all marketing elements for your property including: interactive floorplans, colour photographs and have them live on our website and the rest of the web portals within days.

Step 4 Safety regulations
As a landlord, you have an obligation to ensure that your property complies with all the necessary regulations covering the safety of gas appliances, electrical installations and any furnishings supplied for the tenancy. We can advise you on this and arrange the necessary inspections.

Step 5 Viewings
We are open 9am-7pm Monday to Friday and 9am-3pm Saturdays and Sundays, Bank Holidays. Longer opening hours is what makes us different - over 60% of viewings are carried out after work and at weekends.

Step 6 A suitable tenant
Once a suitable tenant has been found, we will apply for references on your behalf. If the tenant proves to be acceptable, we then proceed to the next stage. We have thousands of high caliber private and corporate tenants and we work with some of the world's most admired corporations, finding homes for their key personnel.

Step 7 Property Management
More than 7 in every 10 tenants, especially corporate tenants, prefer to rent managed properties. Instructing Prime Property to manage your property guarantees round-the-clock care for both your property and your tenant. After finding you a tenant, we take care of both them and you throughout the tenancy, including everything from collecting rent and handling all administration to assistance with more complex issues and the provision of a 24-hour emergency helpline.

Step 8 Rental paperwork
- Tenancy agreement: To achieve a smooth running tenancy it is essential to have a professional agreement in place. We will draw up the relevant paperwork based on years of experience, ensuring all the necessary documents are signed by both parties.

- Inventory: An inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant.

Step 9 Rent and deposit
Prime Property will collect the rent on your behalf and a deposit from the tenant will be held. Prime Property will hold all deposits as a stakeholder and, where applicable, will register the deposit with a deposit protection scheme, in line with recent legislation.

Step 10 Completion
Unless your property is let on a short let basis, you need to ensure letters are sent out transferring the utilities into the name of your tenant and keys are handed over.

Congratulations, your property is now let!
